Terms and Conditions To maintain a good standard for their guests they require certain conditions to be complied with. They appreciate most will respect their property but the occasional abuse requires that they state the following conditions.
Number of guests must not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and functions are strictly prohibited unless otherwise arranged with the owners. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in additional payments.
Personal injury- All guests are made aware and are in agreement that any injury incurred whilst at the Sippers property is to be their own responsibility and that they enter Sippers property at their own risk.
Damage, breakages, theft and loss are the tenants responsibility during their stay. Further fees may be charged to replace lost or broken items.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10.00am by the latest, to allow time to prepare the property for the next guests.
Disturbance to their neighbours, including excessive noise, is prohibited and may result in termination of rental.
Loss of property - the owners take no responsibility for the tenant's personal property
Pets - They have standard requirements with pets. Any damage caused is to be at pet owner's expense. Dogs must not be allowed in the bedrooms or on the furniture. Dogs must be kept under control while on the property and not allowed to chase the wildlife.
If you need to go out and leave the dogs at the house they can be secured on the front veranda. They are happy to keep an eye out for them too.
Note: Variances can be agreed to but only by arrangement with the owners in writing. Deposit of one night non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions. Balance of the rental amount must be received in full, 14 days prior to occupancy. If not the owners have the right to cancel the booking and attempt to re-let it.
Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a AUD50 cancellation fee will apply. The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
Any changes to these conditions may be made in writing addressed to the owner and agreed upon before confirming the booking.

Down stairs are four themed bedrooms each with a large ensuite and individual air-conditioning system. There is a laundry, and bedroom four has facilities for the disabled. Each bedroom opens through French doors onto a verandah that extends the length of the building, with screens on all windows and doors . Every room contains a huge King Size bed, digital television, bed side lamps, built-ins, clock radio and beautiful slim line blinds. You will be sleeping in absolute luxury in the white, teal, red, or yellow rooms.
